Outside the centre the nightly rate is lower, but the guests are different: longer stays, fewer turnovers, less cleaning. A well-connected two-bedroom can net close to a one-bedroom in the centre, with far less wear on the place.

So the price has to come from real demand in that specific area, week by week, not from copying the listing next door.
